Dear Alys Beach Friends and Neighbors,
I hope that you are enjoying these quarterly issues of Alys Insider and am pleased to share our review of Alys Beach real estate news for the first quarter of 2026 and the upcoming events. These first few months of the New Year were full of special activities, events, and, most importantly, a renewed level of sales activity.
We experienced continued demand in the Alys Beach real estate market delivering one of our most productive first quarters in sales with 19 contracts written for $ 105,680,590. In comparison, in first quarter of 2025 we generated 15 contracts written for $ 74,205,000, delivering a year-over-year increase of 27 % in sales and a 42 % increase in sales volume. It is evident that awareness of Alys Beach has certainly escalated, and with direct flights from major markets, we feel Alys Beach is well positioned for the future in sales.
The first quarter also presented one of our most anticipated events, the 30A Wine Festival at Alys Beach. This year’ s event was extremely well attended by our owners and guests, and all certainly seemed to enjoy the weekend of activities.
The schedule of events continues into May with the Grand Opening of The Silva, the Derby Party, and The Varian Showcase on Saturday, May 2. The 19th year of Digital Graffiti at Alys Beach will take place this May 15-16, and the Sinfonia Salutes concert and drone show presents in the Alys Beach Amphitheatre on May 24.
The opening of The Silva in March was a tremendous highlight and this new addition to our amenities collection has been very well received by our Alys Beach homeowners and vacation rental guests. We applaud our team at The Silva for providing a very special experience for all during this opening period and look forward to the Grand Opening celebration on May 2nd. If you have not yet experienced The Silva, I highly recommend that you attend the Grand Opening or plan to visit during your next trip to Alys Beach.
I do want to provide an update on the current status of sales and development in Alys Beach:
• Total Properties Sold – 568
• Completed Residences – 452
• Properties Under Construction – 113
• Remaining Inventory –( Approximately) 216
Although 73 % of the properties to be developed in Alys Beach have been purchased and scarcity is starting to become more prevalent, we do have many new and resale opportunities available for purchase and will continue to have new opportunities release as development progresses.
