Dear Alys Beach Friends and Neighbors,
I am pleased to present the third quarter, Fall 2026 issue of the Alys Insider, with an update on the real estate market performance, development, events, and news in Alys Beach.
First, I’ d like to relay how grateful we are to have weathered Hurricane Isaias so well here in Alys. The fortification provided by our construction standards and by our incredible dune line has upheld its promise. Our dunes and beach accesses require replenishment and restoration, and planning for this repair and replacement process is well underway.
This summer saw an increase in traffic to both our rentals occupancy and to our Town Center. With rental revenue up nearly 9 % over summer 2025, we realized great opportunities to share the Alys Beach experience and our elevated hospitality with these summer guests. Indaco’ s addition to Town Center was met with great success and has increased visitation to Town Center. We look forward to welcoming Rowan and KREWE’ s expanded location to
The Liner building this fall and anticipate that this will serve to heighten interest in our Town Center offerings.
Throughout the summer months and into the start of fall, we continue to see strong demand for the ownership of property in Alys Beach. I attribute this to Alys Beach having become an established place in architecture and design, construction standards, and with the continued success in growth of our Town Center. This attention yields an increase in demand and reputation.
Through quarter three of calendar year 2026, Alys Beach has experienced an increase in all real estate sales of 46 % over 2025. As of October 1, 2026, we have sold 73 % of all total properties currently planned for development in Alys Beach. We are presently in design charrettes for several new developments in Alys Beach and look forward to sharing more information with you soon.
