I am pleased to present the second quarter, Summer 2026 issue of the Alys Insider, with an update on the real estate market performance in Alys Beach for the first half of 2026. Additionally, I’ ll share about upcoming summer and fall events and new developments in Alys Beach.
Within 2026’ s first two quarters, we have written 40 new contracts for a total of $ 261,165,000. This represents a 54 % increase in the number of contracts written, and a 74 % increase in the overall sales volume as compared to the first two quarters of 2025. This speaks to the escalating demand and price points we are seeing here in Alys Beach.

As I have previously shared, approximately 74 % of Alys Beach properties have already been absorbed. However, we still have many opportunities for purchase to deliver over the next several years. Our current inventory consists of custom homes, luxury rowhomes, and Town Center condominium residences.
